  • 354 - The Deal of The Year: 32 New Build Units Generating £1.8m Profit

    In this 50th episode of the Deals Deals Deals Blueprint Podcast, our host Mark Barrett welcomes Mark Jones and Meena Kanagavel, winners of the Property Entrepreneur Advanced Deal of the Year Award, to explore how they scaled from doing an HMO conversion and office conversion to a 9-unit development and delivering an award winning 23-unit scheme. This episode gently touches on the tragic loss of Mark's son Luke just before his 23rd birthday and the reason for their mission to deliver a 23-unit scheme in his memory. We look at their corporate backgrounds and the transferable skills that allowed them to be able to do a 9-unit new build scheme and the 23-unit scheme in Luke's memory.     What if you gave yourself 90 days to create £1 million in value from a single property deal?

    In this episode of The Blueprint Podcast, I break down a challenge I've set myself just for fun on a deal we're working through right now using a structured asset management strategy designed to unlock real value fast.

    The model is simple, but powerful:

    Source – Off-market opportunities

    Stack – Value created per unit

    Secure – Cash and bridging finance

    Strategy – Purchase → Asset Manage → Refinance → Hold

    This particular deal started with the following numbers:

    • Purchase price: £3.25M

    • Refurbishment: £0

    • Occupancy: Low and under-let

    The opportunity isn't planning, refurb or development, it's asset management and if executed correctly, this is the type of deal that can create seven figures of value in a matter of months, not years.

    In this episode of The Blueprint Podcast, I break down how I've legally navigated six-figure high tax bills over recent years and the strategic shifts I've made after exploring and rejecting offshore routes.

  • 348 - Ideal Financial Fortress Asset
    2026/03/01
    In this month's Deals Deals Deals episode of The Blueprint Podcast, we're joined by Chris Dornan, a Property Entrepreneur Board Member, family man, and experienced property entrepreneur based near Edinburgh. Chris works closely with his business partner Tsen Wharton across several ventures, including their Emergency Accommodation business, their coaching brand Devenir Plus, and as a Property Entrepreneur Host assisting with the monthly events. Chris joined Property Entrepreneur with Tsen in 2022, and after 2 years on Adam Goff's Mastermind group, has just joined the Property Entrepreneur Board and Chris shares how this has helped their business. In this episode, Chris breaks down a mixed commercial deal with a restaurant on the ground floor and 5 flats with 11 bedrooms. The property was initially leased for 5 years for their Serviced Accommodation business providing accommodation for contractors before transitioning to working with the council for emergency housing. With an initial investment of just £21,000, Chris controlled the property before later agreeing to buy it off market, using the rental profits for their deposit. This is a powerful example of how commercial principles applied to residential assets can dramatically change the outcome of a deal — and how this approach fits into a wider Financial Fortress strategy.
