The risks and rewards are shared in a syndication business model, so it is a less risky, yet you get the benefits of property ownership (tax shelters like depreciation, sometimes tax credits, abatements, leverage, appreciation, cashflow, inflation hedge and it is a tangible, durable asset that gives you diversification from other asset types).
